What should you ask when choosing an estate agent to sell your house?

I am about to sell my house and have a number of local estate agents avaliable, they are coming to inspect the property at the weekend and I want to have a list on questions to ask them to help me decide which one would be most suitable to take on to sell my property. What do you think the correct areas to ask them about are?

How long have you been an agent?
Are you a Realtor?
Do you have any referrals?
What is your commission?
Do you do this full time or part time?
What will you do to sell my home?
How many agents are in your office/ (you decide who can show and when)
Will you hold Open Houses?
How do you advertise?
How quickly will you get back to me (with prospective buyer feedback) after you show my home?
Lots of different things to ask, get a feeling for the agent.
What are your agents fees? Don’t forget these are negotiable.
Can you show me details of houses you have recently sold?
Where do you advertise?
Are all your viewings accompanied, would you expect me to do viewings?
Do I have final say on the format of the details?
Do you give me feedback on all my viewings?
Do you have the facility on line for me to access.
Is there anything about my property that you feel I need to change?
At the moment the housing market is so slow, the agents really need to work at selling every house, there is not such a thing as a “sure sale” at the moment.
Don’t be afraid of them, they should be doing their job, and by questioning them you will get a feel for what they will be like with buyers.
I sold my house in Dec last year, before I got them all round for a valuation, I made an appointment to view a similar house they had on their books, not telling them what I was doing. Its amazing what you see of people who will be selling your property, some couldn’t have sold my house if it was the last thing they did.
